Davis Buckley Architects and Planners (DBA) took over the construction administration of the exterior restoration of this seven story condominium after being recommended by Oehrlein & Associates Architects. Located in the Kalorama Historic District of Washington DC, the Woodward was designed by architects Harding and Upman in 1909 as a luxurious upscale apartment complex. Its Mission architectural style is evident in features such as Mission shaped roof parapets and wide overhanging eaves with exposed rafters, and red tile roofs.
The scope of work included the repair of exterior concrete steps; cleaning and repair of exterior brick, stone, stucco, and terra cotta; stripping, repair and painting of metal surfaces including all wrought iron balconies, window grilles and fire escapes; installation of metal flashing; cleaning and repair of exterior masonry; repair and painting of existing wood; replacement of perimeter sealants; and replacement of steel window lintels. In order to minimize the movement of scaffolding, a separate punch list was conducted with the completion of each facade of the condominium. This series of punch lists created a more intensive level of inspection and quality control for this project.
DBA coordinated with all the residents of the Woodward Condominium throughout the construction administration phase of this project.
