Marking an urban gateway between the Anacostia Waterfront and the new Washington Nationals Baseball Stadium, this 1.15 million square foot Planned Urban Development (PUD) project has gained enthusiastic approvals from the National Capital Planning Commission as well as the DC Zoning Commission.  Michael Turnbull, FAIA, associate architect of the Capitol, described the project as a Tour de Force.

The Riverfront on the Anacostia is part of an effort to transform this southeast industrial section of DC into a lively waterfront destination, and its buildings and design complement and enhance the neighborhood.  The built forms are iconic, a memorable, yet respectable departure from the conventional heavier forms of neighboring building.

This mixed-use PUD on the Anacostia River will contain two class A office buildings, a luxury residential tower with 250 apartments and a 235 key full-service hotel as well as a retail galleria, a below grade parking garage for 1,010 cars, and a shared loading facility.  In addition to the public indoor galleria space, the project will feature two exterior public gathering areas: the Cascade Plaza and the programmable open space known as “Anacostia Place” which will feature a monumental fountain/sculpture by renowned sculptor Raymond Kaskey that celebrates the heritage of the Anacostia River through the depiction of the wildlife, flora and fauna of the river.  Thoughtful planning and design will maintain 42 percent of the site as open space, enlivened by a riverfront esplanade, bike path and proposed water taxi.

Ample public areas are complemented by environmentally sensitive design including vegetative roofs and a state-of-the-art bio-filtration system that will filter pollutants from storm water runoff that would otherwise find their way to the river.  The design is on track to receive LEED® Silver certification.

The Riverfront Project enhances this part of the city as a destination location for people who may want to live and work in this area.

Davis Buckley Architects and Planners (DBA) is currently working with the DC Department of Transportation on the realignment of the Frederick Douglass Memorial Bridge and the creation of a new traffic oval for South Capitol Street and Potomac Avenue which will be adjacent to the RiverFront Project.
